Polymeric sand failing in the first year, and what actually went wrong

Polymeric sanding is supposed to hold for years, not months, so when it fails inside the first season it is understandably frustrating, and the sand itself is rarely actually the reason. It is almost always something about how it was originally set that let the joints fail early, and most of those causes are avoidable once you know what to look for. This guide walks through the most common reasons a resand fails within the first year, and what we do differently to make sure it holds the way it should.

Wet joints ruin polymeric sand, which is one of the more common causes of an early failure we see. If the surface has not had enough time to dry fully after the wash before the new sand goes in, that sand will never bond the way it is supposed to, and the result can fail within a few months instead of holding for years the way a properly dried job would. Drying time depends on weather and sun exposure, which is exactly why we never lock in day two until the surface is actually ready for it.

Sanding on its own is pointless, since the old sand, weeds and dirt already sitting in the joint come right back through whatever gets brushed on top of them. If the wash step was skipped entirely or rushed through too quickly, whatever was already sitting underneath the new sand was never actually cleared out, and it was only ever a matter of time before it worked its way back up to the surface again.

Polymeric sand is meant to be misted with water in light, controlled passes, never flooded or soaked all at once. Too much water hitting the joint at once can wash the sand right back out before it has had a real chance to harden and set properly, and that kind of failure can look almost identical to a job that was never sanded correctly in the first place, even though the two problems come from opposite mistakes.

Polymeric sanding needs a genuinely dry surface and a dry window afterward to cure properly, which is exactly why a job gets moved to the next clear day whenever rain is showing up in the forecast. If unexpected rain lands on a joint that has not fully set yet, it can produce a very similar washout effect to too much water being applied during activation.

That window applies separately from the seasonal guarantee that specifically covers the sand itself and weeds working their way back through. Loose sand still sitting on the surface after the job, or a joint that looks noticeably lower than the ones around it, are both worth flagging in that same window.
