There is no price list on this page, and there will not be one anywhere on our site. Every driveway, patio and walkway across Toronto is a different size, a different surface and a different amount of built up dirt and grime, and any number we posted before seeing your property would be a guess dressed up as a quote.
We would rather measure it, look at the condition in person, and give you a real number than post a range that does not actually apply to your house. Four things set that number every time: the square metres of the area, the surface itself, how much buildup there is, and how easy the space is to access. That is also why the assistant on our phone line never states a price. It genuinely does not have enough information yet, and neither would we.

Why we do not quote over the phone
Two driveways that look identical in a listing photo can take completely different amounts of time, product and labour once we are standing on them. One might be plain concrete that just needs a rinse. The other might be interlock with three years of built up sand loss that needs a full wash and a fresh polymeric sand job on top. Quoting either one blind would mean either overcharging the easy job or underselling the hard one, and neither is fair to you.

The four things that actually move the number
Once we see the property, four things set the price.
- Square metres, since we measure the actual area rather than estimating off a photo or a listing size
- Surface type, since concrete, interlock, wood, siding and stone all take different pressure, product and time
- Condition, since a driveway that has never been washed takes longer than one we did last season
- Access, since a locked gate, a backyard behind a pool, or equipment that has to be carried a long way all add time to the job
What a quote visit actually looks like
Every quote starts with someone from Thirlwell on your property, walking the area with you. We measure it out, talk through what needs doing, and answer any questions about the process before we ever mention a number. You get a fixed price on the spot, not a range and not a call back three days later.
If you cannot be there for the visit, that is fine too. We can often measure the area from a photo you send us along with the address, and text or email you a quote. Either way, the price you get is the price for that scope of work, in writing.
The deposit, and why the price does not move once we start
Once you confirm the job, a 25 percent deposit locks in your date. Everything else about payment timing, like whether that is e transfer or a card link, gets covered on the call so we can set it up the way that works for you.
The price on your written quote is fixed for the scope we agreed to. If something comes up on site that changes that scope, like a section of interlock that turns out to need more than a wash, we stop, tell you what we are seeing, and agree the new number with you in writing before we touch it. You are never billed for extra work you did not sign off on first.
Getting an accurate number without waiting on a visit

What is actually included in the number you get
The price we quote covers everything written on your quote and agreement, nothing more and nothing hidden underneath it. That includes before and after photos on every job, so you have a record of the work, and a walkthrough with you before we leave so anything that is not right gets caught and fixed on the spot rather than after the fact.
Anything not written on that agreement is not included by default. If you decide you want more done while we are already there, like an extra section of walkway or a set of steps we had not originally scoped, just say so and we will price it before we touch it, confirmed in writing by text or email first. Nothing gets added to your bill without you agreeing to the number ahead of time, and nothing gets left off the quote that you would have to discover later on the invoice.
